A Unique Investment Model for Sustainable Living

To acquire the property while maintaining full community ownership and reducing reliance on traditional banking systems, we have designed an innovative joint venture investment model. The capital raised through the purchase of individual plots will fund the property acquisition, essential infrastructure, and business startup costs.

We are committed to financial transparency through an open-book policy, where all financial decisions are shared and approved collectively. Infrastructure investments will be made by founding members and will require unanimous approval from the cooperative board to ensure alignment with the community’s values and vision.

Investment Structure

The initial investment plan divides the land into 14 equal plots, each available at a starting price of $85,000. Members have two options:


✔ Purchase a prebuilt geodesic dome, which includes land preparation, construction, and essential utilities.


✔ Acquire land and build independently, with the ability to utilize existing lodging infrastructure during the construction phase.

Once their residences are completed, founding members will have the opportunity to generate passive income by renting their accommodations to guests of the Crystal Creek Wilderness Retreat. Additionally, members can pursue their own professional ventures while benefiting from income generated within the community.

For instance, a geodesic dome rented at $450 per night with a 30% annual occupancy rate would yield approximately $49,275 per year. After deducting the 20% community service fee (which covers marketing, booking management, cleaning, and maintenance), net revenue would be $39,420 annually.

A total investment of $150,000, covering the cost of land, construction, systems, and furnishing, would achieve a full return on investment (ROI) in just four years. Over a five-year period, this investment is projected to generate a 130% ROI, making it a highly attractive opportunity for sustainable living and financial growth.

Additionally, members have the flexibility to expand their rental potential by incorporating non-permanent structures such as geodesic tree bubbles and treehouses, further enhancing income streams.

Future Economic Expansion

As the community achieves financial stability, additional ventures will be introduced beyond the non-profit cooperative model, including luxury retreat packages and premium guest experiences. To support this growth, a for-profit corporation will be established, providing founding members with the opportunity to acquire shares and actively participate in its operations.

A portion of the corporate profits will be reinvested into the non-profit sector, supporting community development and sustainability initiatives, while dividends will be distributed to investors based on their level of contribution.

Importantly, no member will be classified as an employee of the cooperative, non-profit, or corporation. Instead, all members will be co-investors, collaborating to build a self-sustaining, regenerative community where art, nature, and conscious living converge.
